This story is important if you’re planning to rent a house in Australia, especially in Sydney. The rental market in Sydney is very tough right now. A landlord has listed a monthly balcony for rent at $969 (about Rs 80,000). This unusual room, called a “sunny room,” is in the Haymarket area and was posted on Facebook Marketplace.

The Space
The photos show a small area with a single bed, mirror, rug, and basic items. The balcony connects to the rest of the two-bedroom apartment through glass sliding doors. The landlord says the room is ready for immediate move-in and includes all bills in the rent.
The balcony, part of a two-bedroom apartment, can also be rented separately for $1300 (about Rs 70,000) per week, excluding bills. This shows how high rents have become in Sydney.
High Rent Prices in Sydney
Recent data from Domain, a real estate website, shows that rents in Sydney hit a record $750 (about Rs 40,000) in June 2024. The area of Lakemba had the highest increase, with rents rising by 31.6% to $500 (about Rs 28,000) per week. Other nearby areas in Sydney’s west and south also saw big rent jumps. Rents in Belmore went up by 31%, and in Jannali and Penshurst, they rose by 28.9%.
Dr. Nicola Powell, Domain’s chief of research and economics, said the high rents show people are competing for cheaper places to live. She said, “The strongest rent increases, especially for units, are at the lower end. This shows how stretched Australians are. Affordability is a big concern for renters. Unit rents have grown more steadily than houses over the last few years.”
Similar Listings in the Past
In 2023, a similar rental listing got attention when a landlord offered a balcony for $300 (about Rs 16,000) per week. The small space had only a small bed and was for single men who had to share their nationality before viewing the room. Rent included all bills, WiFi, basic cleaning supplies, and cooking items.
Reports say the rent also includes a small desk and TV. The tenant can use amenities like an indoor swimming pool, gym, and squash court. The property is next to World Square, just a 5-minute walk from Town Hall Station and Chinatown.
